The health and safety of our staff and the agents, lenders, and clients we serve is our top priority. This resource page is to keep you up to date on what we are doing regarding the current COVID-19 (Coronavirus) pandemic. We want to assure you that we are prepared to continue to service and care for your closings while taking extra safety measures to further prevent the spread of COVID-19. Our offices remain open for business as an essential financial services company. We will continue to follow local, state, and federal guidelines for information and direction.

To that end, both the Michigan Department of Health & Human Services (MDHHS) and the Michigan Occupational Safety and Health Administration (MIOSHA) have lifted most of the coronavirus restrictions for the state. We still have some precautions in place in our offices and we will continue to assess our safety protocol in order to best provide both a safe environment and an excellent closing experience for our customers and clients

We will continue to offer our new solutions for closings so please let us know which option works best for you when scheduling your closing.

Our creative closing options include:

Curbside Closing.

We are offering a drive-up service to facilitate your closing. At the time of your closing, you will remain in your car and then greeted by a Liberty Title team member or notary. After presenting your ID, we will provide the documents that need your signature through your car window (with a new pen for you to keep!) All documents will be signed in your and we will email you the signed copies afterward.

Contactless Closing.

Closings continue to take place in our office locations but with additional precautions. Before every closing, we will send out all documents that are eligible for electronic signature to reduce time at the closing table. Face masks as no longer required in our offices. However, if you would like our closer to wear a mask, we absolutely will accommodate your request. If you are feeling sick (of any nature), please do not enter and instead call us to make alternative arrangements. Additionally, we ask that only people essential to the closing (e.g., the buyer/borrower, the seller, and the closer) attend the closing. Other parties are welcome to “join” the closing remotely via conference call or FaceTime. All closing rooms and public-facing areas are thoroughly disinfected before and after each closing (including wiping down surfaces, door handles, shared technology, etc.) New pens are used for each closing and then discarded.

Online Closing.

We have the ability to close transactions entirely online through our partners Pavaso, Notarize, and NotaryCam which allow documents to be digitally notarized in an online meeting with a commissioned remote notary public. All signers need is a strong internet connection, a government-issued ID, and a camera with video capabilities. The process is easy! First, signers will receive an email with all documents to review prior to the closing. Any questions about the documents are answered by a Liberty Title colleague via phone or email. Then, in a video meeting, signers validate their identities using one of our vendor platforms and meet with a notary public who has been certified to conduct Remote Online Notarization. Copies of documents will be sent out immediately after closing…that’s it!

Liberty Title COVID-19 FAQs

Liberty Title is considered an essential financial services company and our physical locations are open, with special COVID-19 precautions we have chosen to put in place. Our legal counsel has followed the guidelines put forward by state and local governments throughout the past year and advised our decisions along the way.

Additionally, we have followed the guidance of our trade association, the American Land Title Association, which announced that title and settlement are considered “essential” under shelter-in-place orders. We have worked closely with them to determine the best protocol for our clients, customers, and colleagues.

The well-being of our colleagues is our top priority. To that end, we are following all CDC guidelines around our workforce. All our colleagues who have the ability to work from home are currently working remotely. Any colleagues who feel ill, are displaying any symptoms, or have been exposed to anyone displaying symptoms has been asked to stay home.

Additionally, we are limiting the number of people who are permitted in our offices. This is in the best interest of the health and safety of both our staff and the general public. We currently ask that the only individuals that attend a closing are the buyer/borrower, the seller, and/or their respective real estate agents.  Any other parties who would like to “join” the closing are welcomed (and encouraged!) to do so remotely via conference call or FaceTime.

We ask that only Liberty Title staff and parties essential to closing a transaction enter our office locations. If a customer is feeling ill or displaying any symptoms, we ask that they reschedule their closing or elect to conduct an online closing.

We ask that any customers or clients who may have had any exposure to COVID-19 refrain from entering our office. These conditions include:

  • a person who has traveled overseas or has been exposed to someone who has traveled overseas in the last two weeks;
  • a person who is being monitored for COVID-19 or has been exposed to a person who is being monitored for COVID-19;
  • a person diagnosed with COVID-19 or has been exposed to a person diagnosed with COVID-19.

We have enhanced our cleaning and sanitizing measures in all areas of our offices, including the public-facing areas. All surfaces and shared technology equipment are disinfected on regular and frequent intervals. All pens used at closing will be new and will be discarded after each closing. We are regularly stocking our office locations with cleaning supplies.
